A rezoning request by North Mountain Builders to develop a small subdivision at the southeast corner of Cloud Road and 11th Avenue in Desert Hills, and scheduled to go before the Maricopa County Planning & Zoning Commission May 11, has been postponed.
Instead, a community meeting was scheduled for May 7, and another on May 15. The attorney representing the project aims to host the meeting regarding a 14.43-acre parcel upon which the developer was proposing roughly 15, 35,000-square-foot lots (nearly an acre each). An email from New River/Desert Hills Community Association dated May 5, indicated new plans would be submitted to the county.
Neighbors have expressed opposition to the project, citing diminished rural character to the area. And, in a memo addressed to the Planning & Zoning Commision dated April 13, county staff recommended denial of the request. “The proposed rezone is in conflict with both the county’s and the City of Phoenix’s future land use plans for the area,” the memo stated. As of April 13, the county received 38 letters and 463 signatures of opposition, and nine letters and three signatures in support of the project.
