New River & Desert Hills

For 15 years, In&Out Magazine has been the definitive source of “Everything that’s going on” in and out of the community. We thank you, our readers, as well as the businesses that support the magazine through advertising, for that opportunity. But with little going on, and many businesses suspending or canceling their ads during the Covid-19 crisis, we are suspending publication of the magazine and web sites for the month of May. 


These unincorporated sections of Maricopa County offer a rural lifestyle not managed by a homeowners’ association. Many homes are custom and sit on large lots, all just moments from the shopping and other amenities of the more urban areas of North Phoenix.

Desert Hills: Wide-Open Desert Land & Sky

A rural lifestyle welcomes anyone interested in space and a little privacy. Desert Hills is an expansive area that includes many custom homes on large lots, including some with an acre or more and room for boats, RVs and horses. Residents are not subject to a homeowners’ association, so there is significant variety of architecture and landscaping.

New River: Isolation, Space & Amazing Views

Homes here surround the stunning Gavilan Peak and offer mountain views in many directions. New River abuts the very north edge of Phoenix, along I-17. The lifestyle is rural, yet it's all moments from the shopping areas of Anthem.
