North Phoenix Construction Boom Moves to West Side of I-17

The new year is shaping up to be another of booming residential growth along the I-17 corridor in North Phoenix, with several new residential projects underway or planned. One is taking the boom west of the interstate.

An unnamed developer aims to develop single-family homes on part of a 189-acre site at the southwest corner of the I-17 and Dixileta Drive interchange. Preliminary site plans were unanimously approved by the North Gateway Village Planning Committee, an advisory board for the City of Phoenix, at its December meeting.

Plans include 173 single family homes on two of the four parcels, totaling 47 acres. The two parcels were previously zoned for multi-family residential development, so a zoning modification by the City of Phoenix is needed. If granted, the proposal would then go before city council for final approval.

The revised plan leaves a 124-acre hillside undeveloped (originally it was zoned for single-family development). A fourth parcel is zoned commercial, but an attorney for the landowner said another developer is interested in rezoning it to single-family residential.
