Single-Story, Detached Homes: A New Concept in Leased Luxury

A new community is set to open in North Phoenix Dec. 1, offering a private lifestyle without the mortgage and maintenance that comes with homeownership—and with no stairs to climb.

Avilla Deer Valley, near the northwest corner of 23rd Avenue and Pinnacle Peak Road, joins a growing number of living options in the NoPho region with its upscale, gated 125-home neighborhood, featuring a mix of one, two, and three-bedroom single-level homes with private yards.

One-bedroom units have a shared wall, while two- and three-bedroom homes are detached. Three floor plans range from 635 to 1,244 square feet.

Inside, lessees will find open floorplans with 10-foot ceilings, quartz countertops, stainless appliances, hard-surface floors and a full-size washer and dryer. Garage space is an option; the remainder will be covered parking.

The community is pet-friendly, and includes pathways for walking/jogging and a dog park. There’s also a community pool and spa.

With five similar communities already thriving around the Valley, this site in North Phoenix was selected “because of its fantastic location near employment, major freeways, abundant retail, entertainment and more,” said Jacque Petroulakis, spokesperson for NexMetro Communities.

Construction began in early 2017. “Many people have been watching the construction of these new leased homes, and are already on our early interest list,” Petroulakis told North Phoenix News.

Starting prices range from $1,065–$1,545, according to the company’s web site.

A similar project offering upscale, detached villas for lease is under construction to the north. The Casitas at Tramonto, a 138-unit gated community, will join the master-planned community of Tramonto on a 10.6-acre site across from Home Depot at the northeast corner of 33rd Lane and North Valley Parkway.

Both builders have said there is demand for these leased-home communities.  

“There has been a substantial shift in the renter mindset, and the demand for higher-quality leased-living experiences is growing on a scale we haven’t seen before,” said Josh Hartmann, NexMetro president and COO.
