Home Sales Slide Amid Steady Demand

For 15 years, In&Out Magazine has been the definitive source of “Everything that’s going on” in and out of the community. We thank you, our readers, as well as the businesses that support the magazine through advertising, for that opportunity. But with little going on, and many businesses suspending or canceling their ads during the Covid-19 crisis, we are suspending publication of the magazine and web sites for the month of May. 


Lack of homes for sale contributed to lower numbers of sales in Anthem and the Tramonto/Sonoran Foothills areas in September, while continuing to put upward pressure on prices in most zones of NoPho, the I-17 corridor from Norterra to New River.

Inventory of existing homes for sale remains extremely low across the region, while buyer demand remains high. Sales, represented by closings, tend to peak in spring and summer and tail off in fall and winter. With so few homes on the market, the total number of existing homes sold in September across NoPho fell to 140, which is 30 percent lower than August and 11 percent below last September. 

The tight local market contrasts significantly with the nationwide 4.1-month supply of existing homes for sale. The median sales price nationally was $278,200 in August, the most recent month reported.
