279 Homes Proposed Near Gavilan Peak

The I-17 corridor between Anthem and New River is becoming a hotbed of residential growth with the development of Circle Mountain, a 202-home neighborhood under construction by Pulte and Lennar Homes. Almost directly across the freeway, east of the interstate and north of Circle Mountain Road, another developer has his sights set on paving a path for a new neighborhood  on 69 acres of empty desert.

Zoning Changes

The land is zoned commercial and contains seven adjacent parcels. Four are within Phoenix city limits, and three are county parcels in the process of being annexed to the city.

A request by David Telles, of New Hamburg Land Company, LLC to rezone the property to residential to allow for the construction of single-family homes is well on its way to approval, according to city documents.

If approved, Telles told In&Out he plans to develop 279 homesites. Construction, he said, could begin as soon as fall 2018, but he did not specify whether he would develop the land himself, or sell it. Homes built within city limits would receive water and trash services from Phoenix.

The request was given the green light by the Phoenix City Planning & Development Department at its Sept. 7 meeting, and was also approved by the Rio Vista Village Planning Committee, a city review committee that assists the Planning Commission on projects in this area.

It is scheduled to go before the Phoenix City Council for final approval in October. Discuss This Article on Facebook >>>
