Developer Pulls 286-Home Development Plan Between Anthem & New River

The developer of a 71-acre proposed residential development east of I-17 between Circle Mountain and Jenny Lin roads has withdrawn his request with the City of Phoenix to rezone the property from commercial to residential for a 286 single-family home neighborhood.

A city planner confirmed the decision in an email today to North Phoenix News, adding that the request would not be be moving forward to the city’s Planning Commission or City Council.

The applicant’s decision to withdraw came just two weeks after the Rio Vista Planning Committee voted unanimously to deny the rezoning request for the development, which was to be called Valley Ridge Estates, following months of hearing opposing views from nearby suburban and rural residents.

Nearby residents and Anthem Community Council officials worried about potential effects on traffic, community services and nearby amenities. The developer, David Telles of New Hamburg Land Company, had spent months working with the City of Phoenix, ADOT and MCDOT, to satisfy stipulations they set.

It is not known whether Telles might propose other plans for the property in the future.
