4 New Choices in Upscale Apartment Living

We thank you, our readers, as well as the businesses that support the magazine through advertising, for that opportunity. But with little going on, and many businesses suspending or canceling their ads during the Covid-19 crisis, we are suspending publication of the magazine and web sites for the month of May. 


The resurgent real estate market has created a tight supply of existing homes for sale in recent months, and builders are responding with a slew of new single-family home developments in North Phoenix. There are also several apartment complexes planned or under construction. Here are four new developments billed as “upscale apartments”—with a diverse range of styles and amenities—going up now in NoPho.

The Casitas at Tramonto

Vertical construction is well underway on this gated community on a 10.6-acre site across from Home Depot in the master-planned community of Tramonto. Snowdon Residential anticipates the first phase units will be ready for lease in late April, with full project completion by late 2018. Floorplans include one- and two-story units between 900 and 1,400 square feet. All will have individual entrances and private patios, and up to 30 percent will have private garages. The remainder get carport parking.

Community Amenities: clubhouse, resort-style pool with private cabanas, and a fitness center. Tenants will also have access to Tramonto’s existing amenities, which include two parks with playgrounds, basketball and tennis courts, a sand volleyball court, swimming pools and walking trails.

Liv North Valley

Construction on this 386-unit, multifamily community in the Sonoran Foothills area is slated for completion in summer 2018, with leasing to begin in spring. The 40-acre development includes an as-yet named grocery store along with retail shops and three freestanding pads. Liv North Valley will lease studios and one-, two- and three-bedroom units ranging from 480–1,320 square feet, according to developer plans. Each apartment calls for a private balcony or patio.

Community Amenities: clubhouse, resort-style pool, fitness center, playground and splash pad, dog park, sport court, barbecues, a fire pit and community garden.

The Place at Sonoran Trails

These apartments with high ceilings and designer finishings opened Nov. 19 right across from the entrance to Fireside at Norterra. The 202-unit development offers single-level floor plans with one-, two- and three-bedroom options, as well as two bathrooms in some, ranging in size between 711–1,304 square feet. Garages are available to a quarter of tenants, and the rest get covered parking.

Community Amenities: clubhouse, pool, spa, cabanas, grilling and entertainment areas, and a fitness center with yoga studio.

Avilla Deer Valley

Apartments tend to be two or three stories tall and have shared walls. This new community, which opened Dec. 1, has no stairs and offers the option of free-standing units with no shared walls plus private backyards. Inside, you’ll find 10-foot ceilings, stainless appliances and quartz countertops. Choose one, two or three bedrooms in units ranging from 635 to 1,244 square feet.

Community Amenities: pool, spa, grilling area and a dog park.
